Home Protection Plans - Residential Service Contracts

TIPS AND INFO YOU SHOULD KNOW ABOUT HOME PROTECTION POLICIES:

1) Although they say they will, in my experience they rarely cover multifamily issues because rental property (unless very recent or in immaculate condition) is considered "neglected" due to the "neglect" on the tenant's part or the owner. I've had lots of complaints about policies not paying for repair issues / appliances because of age or condition of the issue.

2) Many property management companies will not work with your protection plan. They don't like em'. Why? It takes about 3 days to get something done with these policies, and there's no guarantee they'll cover it.

3) The only reason in my opinion to get one of these is: (a) you want to cover your AC repairs in the future due to SEER 13 laws. (b) You've got a 5 year old single family house to cover. Both these cases I'd say get one. Otherwise, they're not that useful.
