Lease Only is a service for owners of rental homes, condos, duplexes or fourplexes that only need leasing assistance. These owners manage and maintain the property themselves, saving a fortune on monthly management costs. Some of our owners are near Austin, while others are out-of-state. The one thing they all have in common is that they simply don't have the time or energy to deal with the hassle of putting ads out, showing the property, doing background checks, writing leases or moving tenants in. We take care of all this and more, allowing the owner to just "check in" on the progress without having to do all the day to day footwork. Our service includes: Providing an updated comparable market rent analysis Agent walkthrough and photo shoot, at least 8 photos Place applications and instructions at property Place property on MLS and advertise on many other high volume websites Place property ads in newspapers Show property to prospective tenants Gather applicant materials, application fee and security / pet deposits Process application checking credit, criminal, work and rental history Deliver results to owner, owner may approve or decline tenant Schedule move-in date Review and sign the lease Collect first month's rent Give the keys to new tenants! Is Lease-Only for me? If you own rental property in the Austin metro area that is in reasonable condition in an area that is conducive to renting out within 90 days, yes, our Lease Only Service can help you a great deal. We can go as far as north as Round Rock, as far south as Buda, east to Manor and west to Cedar Park. Beyond these areas, we can provide service, but we'll need to charge more for fuel costs - sorry, can't afford a fleet of hybrids just yet... : ( What does it cost? Lease Only costs the same amount as most property management companies charge for a lease fee. We charge a one-time fee of 75% of the first full month's rent. Some property management companies charge 60% while the majority charge closer to 100%. Are there any upfront costs? There are absolutely no upfront costs. We don't get paid unless the tenant passes your approval and actually moves in. We assume all costs of transportation, MLS fees and advertising. Please make sure the property is in move-in condition then give us a set of keys, we'll do the rest! We only require that you allow us to be the sole representative in the leasing process, and that you sign and abide by our Lease Only Agreement. (for a copy please email us) How do we get paid? The tenant pays their first full month's rent directly to us, Texas Equity Alliance, just like a property manager would require. We deduct our commission and immediately mail the owner a check for the remaining funds, again, just like a property manager would. We go one step further and give the tenants a stack of stamped envelopes pre-printed with the owner's name and payment address, along with a receipt and notice making it abundantly clear where the subsequent rent checks are to go. No invoices, no gotcha-fees, everyone gets paid at move-in. We don't hold security deposits or pet deposits, those are made out to the owner and forwarded immediately upon move in. What about prorated rent, like when a tenant moves in mid-month? If a tenant decides to move in the middle of the month we still require the tenant to provide a full month's rent as the first rent payment. The prorated portion will go to the owner upon their 2nd month of occupancy. No one is short-changed, this is simply moving the due dates around. Do you offer any type of volume discounts or other discounts? Yes, if you have three or more units that need to be leased up at the same time, we charge 65% for each lease. We offer this same discount price for our Seniors aged 65 and over regardless of how many properties you own.
